A LANDOWNER near Whitchurch has applied to turn former farm buildings into new dwellings, in plans submitted to Shropshire Council.

The plan, submitted to the council last week, is for land on Lower Blackoe Farm, around 2.5 miles south west of the town.

The application, from Shenton Owen on behalf of owner David Smith, is for two dwellings with a car port and associated work to be converted from the current farm buildings.

A planning and access statement said: “The conversion provides for two dwellings with associated living spaces.

“Unit one being essentially single storey with a single bay creating a two-storey section and provides for a three-bedroom dwelling.

“Unit two is wholly two-storey and provides for a four-bedroom dwelling.

“Amenity areas and areas of parking are provided to the west of the building and separate their use from the existing dwelling lying to the east of the proposed conversion.

“The layout of the dwellings is logical and utilises all existing openings in the external fabric without creating any further alteration to the external fabric.”

It added: “The proposed garden area would be defined initially by a post and rail traditional fence, with a native species hedgerow planted behind.

“The garden areas are currently shown to lawn (removing the existing hard surfacing) but would eventually be further landscaped to the future occupier’s requirements.”

The planning statement adds that parking for both dwellings will be provided by the existing access but each property will have two spaces, with an electric charging point on each house.

The statement concluded: “The scheme proposes the change of use of a former agricultural building to create two dwellings, associated drainage, and parking facilities.

“This traditional building is not listed but is considered to be a non-designated heritage asset meeting the tests of Policy CS5 of the Shropshire Council Local Plan.

“The proposals will provide for high standards of insulation, green energy heating (Air source) and the provision of car charging points for each of the dwellings created.

“Proposals have been shown to enhance the ecology of the site incorporating bird/bat boxes, indigenous hedgerows, green areas (removing hard surfacing) while the gardens would be further enhanced by personal landscaping preferences of future occupiers.

“The access can accommodate the limited traffic associated with this development as does the level of parking.”
