THE land around a derelict warehouse in Ellesmere could see the construction of a retirement home if plans are approved.

Plans have been submitted to Shropshire Council to build 59 retirement living apartments along with 10 maisonettes on the land around the Former Canal Warehouse in New Wharf Road.

The proposals include the full repair and refurbishment of the Canal Warehouse, to arrest its continued deterioration while a 'sustainable use' is found to secure its long term future.

The 59 residential units would be constructed in the form of 12, two-storey maisonettes, and a three-story apartment complex with amenity spaces and parking.

Proposals also include a new access road, car parking and landscaped courtyard which connects the Listed Building with the new development.

Planners Paddock Johnson explained the application, saying it would 'satisfy the local need'.

"The proposal provides a valuable opportunity to enhance a derelict site in a prominent position along the canal, in a popular residential district of Oteley," the report added.

"The site will be accessed from New Wharf Road.

"Car parking is provided for 34 spaces in regard to the apartments, 12 spaces for the maisonettes and four spaces for the existing listed Canal Warehouse Building.

"The carparking provision equates to 69 per cent, which meets local policy requirements.

"Enclosed bin storage is provided for the apartment block.

"The location of which has been carefully considered, to be accessible, yet subtle. Amenity space is provided along the front and rear of the apartment block and maisonettes.

"The apartments also benefit from balconies and Juliette balconies.

"The position of the maisonettes and the retirement living apartment block will create a strong, positive presence on the unoccupied land along the canal.

"The dwellings face outwards ensuring interaction with the canal."
