MORE than 50 new homes could be built on land outside Whitchurch if proposals submitted to Shropshire Council are approved.

Plans for the building of 53 new homes on land north of Waymills were submitted to planning officers last week, with Shrewsbury-based Shropshire Homes behind the application.

According to a planning an access and statement, the design of the new dwellings will take inspiration from a nearby seed mill which has since been converted into apartments.

It said: "This is a full application for residential development compromising 53 two-story dwellings being a mixture of two, three and four-bedroom properties with associated parking.

"The access arrangement has been designed to meet all necessary standards, and also service the land beyond if allocated within the present emerging local plan review.

"Open space has been provided within two main parcels of the land; the amount of the open space complies with council policy requirements.

"It is proposed that the open space will either be transferred to the parish council with an appropriate amount sum for its maintenance, or it will be maintained by a private management company.

"Five dwellings being a mixture of two and three bedrooms properties will be provided as affordable dwellings. This equates to 10 per cent of the total."

The statement added: "The design of the proposed development has been undertaken to have full regard for both national and local planning policies, constraints and opportunities presented by the physical characteristics of the application site in the context in which it is to be situated.

"The topography of this site has been catered for within the proposed development allowing a variety of views both within the development of street frontages and more far reaching views of the open countryside.

"The site is accessed off the B5398, through an entrance formed within the existing hedge; the site is slightly raised above the adjacent adopted footpath.

"The site entrance delivers good visibility along Waymills in line with Highway requirements, providing a splay of 2.4m x 43m.

"Either side of the access the houses are set back behind the existing hedge; the houses provide a varied and interesting

streetscape on to Waymills."

The statement added that the houses are expected to be all two-storey and that open space has been designed to fit within the houses' lay-out and to be supervised.
