PLANS have been re-submitted for the development of a 40-plus home housing estate behind a chip shop near Prees.

The planned development – submitted to Shropshire Council on December 8 – would involve the construction of 43 homes, including affordable housing on land in Golf House Lane, near the A49 in Prees Heath.

The previous application was refused by the planning committee for 'the non-compliance with regards to provision of open space requirements.'

In November Shropshire Council’s northern planning committee praised the housing model but said the houses were in the wrong place, with too many houses and not enough open space.

Councillor Vince Hunt said he believed the Gleeson model was 'particularly good' but described the access to open space as 'undesirable and foolish'.

With the initial plans being rejected, Gleeson Homes has made a number of changes, including a reduction in the number of homes from 48 to 43.

Other changes include the removal of houses fronting Golf House Lane; a change in house mix so that the scheme now comprises wholly of three and four bedroom houses; the provision of a footpath link through to Golf House Lane to the south of the site; and the main focus of the initial rejection, an increase in the amount of open space proposed from 1,983sq/m to 3,848sq/m.

In their planning statement, Gleeson Homes say the new plans now comply with Shropshire Council's initial reason for refusal.

The statement said: "This scheme has been amended to directly respond to councillor's reasons for refusal.

"The resultant proposals therefore comprise of a reduction in the number of homes, an increase in the amount of open space and play equipment proposals to ensure compliance."
