An APPLICATION for a proposed dwelling on land in Wem will go before a council planning committee this week.

The North Shropshire Planning Committee at Shropshire Council will hear a bid to turn a former 1960s show bungalow into a residential dwelling on land opposite Browns of Wem Pool Head.

The application report stats that it seeks planning permission for the change of use of land and for the conversion of a show bungalow to a residential dwelling.

The proposal also includes other associated works including the creation of a vehicular access and a driveway to serve the property. Another building on the site is to be used as a garage.

It also states that planning permission was granted in the 1960s for the construction of a number of buildings on this site to be used as show buildings.

The bungalow and the garage building are all that remain and until about 12 months ago the site was very overgrown with no formal access to it.

However, the application has been objected to by Whixall Parish Council, which is nearest to the development.

The parish council stated as recently as last month that 'the proposed development is contrary to Whixall's Open Countryside designation', changing their stance after previously withdrawing the same objection in August.

Officers at Shropshire Council believe that while it is an 'unusual case' – that a show home in the 1960s be turned into modern accommodation – they believe i t should be approved.

Their report states: "On balance the proposed benefits for the development outweigh the potential harm that could be caused as a result of the conversion of the show home to a dwelling.

"As such the proposal would be considered to be sustainable."

The officers' reports adds that despite the proximity to Browns, there are no concerns over excessive noise, provided new glazing at the property is more than sufficient.

The application will be heard at Shirehall in Shrewsbury on Monday from 2pm.

It will be the fourth of five items heard.
